How long does it take to receive an offer after the meeting?

In most cases we can make an offer at the appointment however, there are times when we may need to do more research and you will have an offer in 24-48 hours.

How do you arrive at a price for the property?

Our team has decades of expertise in the local New York market, having bought, sold, rented, managed, listed, leased, renovated and appraised over one billion dollars of real estate. Using this expertise, we will consider all relevant factors to determine your home’s actual value in the present home market. These factors might include recent comparable sales in your area, the overall market condition in your area, etc.

Can I choose my closing date?

Once you receive your offer, you can choose your closing date within 10–90 days. We understand that every seller has a different situation and because we are using cash we are not on a bank’s deadline to close.If the seller needs more time beyond the 90 days we can easily adjust the contract to fit the sellers timeline.

Can I sell if my home is listed with a realtor?

If you already have a real estate listing agent – do not worry! We will work with your agent as required by your pre-existing contract and make an offer for your home through them. We request you inform us of this status when you initially contact us and provide us with your listing agent’s full information.

Questions About Closing:

Does 24/7 REI charge any fees?

No, we do not charge any fees whatsoever. The transaction is 100% free the only expenses you will incur are your closing costs which usually only consist of your attorney fee, transfer tax (which varies based on your county) and title fees.

What do I need to leave in the property?

You will need to leave any built-in appliances, keys, remotes and any other items that belong with the home. Built-in appliances include, but are not limited to: your dishwasher, built-in microwave, stove, oven, cooktops, ice machines, trash compactors, water softeners, built-in refrigerators, window treatments, central vacuum and hoses, garage door openers and remotes, pool equipment, built-in BBQs, built-in fire pits, ceiling fans and light fixtures, pool fencing, pool cleaning systems, exterior landscape lighting, and built-in speakers.

What types of properties do we buy?

We buy all kinds of residential properties regardless of condition or situation and with or without tenants.

Inspection Process

Will the inspection be in person?

Yes. 24/7 REI will perform a free, on-site inspection of your home. The purpose of the appointment is to verify the specifications of your home, its condition, and identify repairs that will need to be addressed prior to close. We can also do the inspection based off of photos and/or videos if the seller is not comfortable meeting with anyone at the property.

Who will be inspecting the property?

Either a 24/7 REI team member or licensed property inspector (or both) will perform the inspection. If specialists are needed, we will partner with licensed contractors to provide additional insight and expertise and work with you to coordinate the scheduling of all property inspections.

What happens after the inspection?

Our offers are in most cases given after we have had an inspection so typically theres no change in our offer. However, if we make an offer based on photos and/or videos and we find that there are repairs beyond what we have seen the seller has a few options.

  • Provide 24/7 REI with a credit. Due to our volume and in-house resources, we’re able to keep required repair credits to a low and reasonable price point. To move forward with this option, you would sign an addendum to the contract. This solution means no money out of pocket, or work done by you. This is the most popular option by our sellers.
  • Make the repairs before closing. You can hire a licensed contractor to make all the required repairs before closing. 24/7 REI will provide you a list of required repairs, and it would be up to you to ensure all items are completed by current building codes. 24/7 REI will need proof of the work being completed, contractor name and license number, before and after pictures, receipts, and visible approval by 24/7 REI during the final walk-through.
  • Decline to make any requested repairs or issue a credit. 24/& REI can then choose to cancel the contract or may determine that it still wants to move forward with the purchase of the home. If 24/7 REI elects to cancel the contract, there is no penalty to either party. Keep in mind, these repairs will most likely have to be addressed regardless if you sell to us or try to sell traditionally. A traditional buyer will typically want these same issues fixed (or credited) before they agree to purchase your home.
